Preparing your home for sale in Sri Lanka involves more than just tidying up. It's about strategically presenting your property to appeal to the widest range of potential buyers, maximizing its value, and ensuring a smooth transaction.

Here's a comprehensive guide on how to prepare your home for sale:

I. Initial Assessment & Planning

  1. Understand Your Objectives:

    • Why are you selling? (e.g., downsizing, upgrading, relocating, financial reasons). Your motivation can influence your pricing strategy and desired timeline.

    • What's your timeline? Do you need a quick sale, or can you afford to wait for the best price?

  2. Audit Your Documents (Crucial in Sri Lanka):

    • Gather all legal documents upfront:

      • Original Title Deed and any previous transfers.

      • Approved Survey Plans: Ensure they are up-to-date and reflect the current state of the property.

      • Certificate of Conformity (COC) / Non-Vesting Certificate (NVC) / Development Clearance Certificates: Issued by the local authority, confirming legal construction and no government acquisition.

      • Street Line / Building Line Certificates.

      • Municipal Rates/Property Tax receipts: Ensure all payments are up-to-date.
